What to read in a listing
The exit, not the minutes. Comfort Hotel Sendai West Exit starts its access line with the west exit of JR Sendai Station, 3 minutes on foot. Comfort Hotel Sendai East Exit gives the east exit, 5 minutes. The minutes are close, but you would leave the station by different gates. The east exit listing also says the ballpark is within walking distance, which is a clue if your errand is on that side.
Subway exits. APA Hotel Sendai Eki Itsutsubashi lists about 8 minutes on foot from the west exit of JR Sendai Station, which is not very close on the numbers alone. The same line adds about 2 minutes from exit North 3 of Itsutsubashi Station on the Namboku subway line. A numbered exit tells you where you come out above ground.
Richmond Hotel Premier Sendai Ekimae: 0 minutes from a subway exit
Of the five, only Richmond Hotel Premier Sendai Ekimae (リッチモンドホテルプレミア仙台駅前) gave 0 minutes on foot from a subway station exit. Its access line also gives 3 minutes on foot from JR Sendai Station without naming an exit; the listing's short description says the west exit. The address is 2-1-1 Chuo, Aoba-ku, and the listing says the front desk is on the 5th floor of the Sendai Toho Building, so you go up by elevator before you check in. The price on 30 September was 14,630 yen. Rakuten Travel shows 5,924 reviews with an average of 4.55. There is no dedicated parking lot, and the listing points to discount parking on the official site. The listing does not give the room size or the breakfast.

The distance from a station and the ease of parking are separate questions. If you come by car, read the parking line before the walking time.
